Commercial mortgages case study
We were approached by a couple looking to obtain a commercial mortgage to purchase a trading micro brewery.

They had a 25% deposit against a purchase price of £250,000 and had set up a limited company through which to trade the business. 

The husband was a self-employed web designer and his wife worked full time as an account manager for a well known high street retailer.

They had approached a few high street lenders directly but had been unsuccessful due to their lack of experience in running a micro brewery. After many meetings with high street banks, the couple approached us for assistance.

The couple’s lack of experience made the deal challenging, but not impossible. 

In order for us to be able to secure financing, it was absolutely key that we fully understood the background of our clients and their business plan. In addition to this, we also had to obtain robust financial projections and the historic financials, sales profile, footfall and the reasons for the sale of the micro brewery. 

Once we had this information, we took the time to package it into a comprehensive new business proposal for the prospective lender.

From our knowledge of the lending market and lending criteria, we quickly discounted all but a few specialist lenders. We then met with them in person and ran through our new business proposal.

As a result of these meetings, we obtained terms from three separate lenders and were then able to negotiate the best possible deal for our clients.

We ultimately secured a loan of the 75% needed over 20 years (part capital repayment -70%, part interest only – 30%, 75% loan to value loan at LIBOR + 5.25%)

The couple subsequently completed on the purchase. They were so happy with the assistance that we provided that they now offer us free beer after work!
